Property Location: This apartment is situated near the Buda Castle District, next to Tabán, at the foot of Gellért Hill, directly beside Krisztina Square. This central location offers easy access to important shops and services within walking distance.
Bus and tram stops in any direction are reachable within a minute's walk. Parking in the area requires payment, but an annual parking permit can be obtained for 2,000 HUF for the first vehicle and for 250 times the hourly parking fee for the second vehicle.
The building entrance is from a low-traffic street, and the apartment's balcony and windows face only the attractive inner garden. All windows and the balcony are southeast-facing. Although the apartment is listed as being on the third floor, due to the hillside construction, only one floor needs to be climbed from the entrance. The building also has an elevator.
The apartment has an area of 41 m² according to the property deed. This measurement does not include the 4 m² balcony accessible from the living room. The deed lists the apartment as a one-bedroom, but in reality, it includes a small bedroom (5.5 m²) in addition to the living room (19 m²). The living room has a large built-in wardrobe to facilitate storage. All rooms open from a single foyer. The bathroom includes a sink, toilet, and shower cubicle.
The property is sold with most of the built-in and non-built-in furniture (sofa, double bed, washing machine, refrigerator), and the purchase price includes these items. Some smaller furniture pieces (the one under the TV and one of the kitchen cabinets) belong to the current tenant and will be taken by them.
Heating is provided by gas convectors, hot water is supplied by a gas boiler, and the kitchen features a gas stove, making the utility costs relatively low.
The last renovation took place ten years ago, and since then, a tenant has occupied the apartment, using it gently. The current tenant would be happy to stay. If someone is interested in the apartment as an investment or for future use, they might negotiate with the tenant.
The apartment does not come with additional rooms (such as a basement or storage).
There are signs of a leak on the ceiling of the pantry from a year ago. It has not been repaired, as we believe the new resident will likely repaint the apartment to their taste. If the new owner prefers not to repaint, repairs can be arranged.
The attached floor plan is homemade and intended for general informational purposes only.
The common cost is 14,500 HUF, which covers building management fees, insurance, stairwell cleaning, waste disposal, elevator maintenance, snow removal, and water charges, as there is no water meter in the apartment (one can be installed if needed). The average total utility cost (common charges + gas + electricity) has fluctuated around 27,000 HUF for several years, depending on current gas and electricity consumption.
The building's financial situation is stable, with income from parking rentals and telecommunications equipment installed on the roof. Regular renovations are conducted, with last year's electrical renovation allowing, for example, the replacement of the gas boiler with an electric one. Currently, repairs to the stairwell flooring and chimney lining are planned.
